Damp Walls & Seepage

Slow seepage and damp walls are a sign of hydrostatic pressure—water-saturated soil pressing against the foundation. It often gets worse each season until it becomes a flood.

Do this right now

  1. Run a dehumidifier and keep items off the floor
  2. Check grading—soil should slope away from the house
  3. Note when the seepage happens (rain, snowmelt, all the time) for the contractor

Warning signs

  • Damp patches that come and go with the weather
  • Peeling paint or bubbling wall coatings
  • A persistent musty smell
  • Rust on appliance legs or furniture
  • Rising humidity in the basement

What the waterproofing contractor will do

A contractor will determine whether the water is groundwater, surface runoff or condensation, and recommend drainage, exterior waterproofing or humidity control accordingly.

What affects the price

Grading and gutter work are the low end. Interior drainage and exterior membranes are larger projects. Providers set their own prices, so ask for any service-call or inspection fee and an estimate first.
